All News about Real Estate isn't BAD!
This may look bad but keep reading to see The Good News.
The Toledo Board of Realtors new report calculated that the Prices of homes across northwest Ohio remain well behind 2008 levels. Plus the average selling price of a home in the region last month fell 10% from May 2008.
Jan - May 31 2009 prices in the region were down 19% from a year ago and the number of sales was only off 5%. For the month of May 2009 the number of sales fell 6% to 564.
Jan - May 31 Prices in Lucas County fell 24% compared to the same time last year, with the number of sales only off by 1%.
The Prices in May 2009 did fall 10% from a year ago to $96,000 and the number of sales declined 3% to 381.
These figures may look bad with the Price Decline and the number of sales decline comparision to a year ago. You need to think back 1 year when the interest rate was higher and the home prices high as well. Many people had no idea what was just around the corner and what was about to happen to the economy and market. We are comparing to a time when worries about the economy wasn't on many people's mind yet.
So what it GOOD News - It's truely a buyers market with low interest plus home purchase prices lower than we ever thought possible.
Now notice that the decline in sales is slowing but not at the rates we've seen before. The Prices couldn't be better for Home Buyers, which may be the reason for the increase in the activity I am seeing on my listings.
Some agents, including me, have seen an increase in activity in many segments of the market. I have many forms of measuring my real estate market activity and do see a slow but steady up-ward increase in the real estate market interest.
